Real terracotta is having its "moment", and Baked Tile are celebrating it. Warm, earthy and full of character, this centuries-old material has stepped neatly back into the spotlight, bringing with it the kind of natural charm that makes a home feel instantly more lived-in.

Unlike terracotta-effect porcelain or ceramic alternatives, real terracotta is made from natural clay that is shaped and fired at relatively low temperatures, giving each tile its own tone, texture and surface variation. No two are completely alike, which is exactly the point. It is a material with movement, warmth and personality built in, and it is this softer, more human quality that is making it so appealing for kitchens, hallways, garden rooms and relaxed living spaces.

Lesley Taylor BIID, interior designer and founder of Baked Tile, says: “Terracotta’s return makes perfect sense. After years of cool, flat interiors, people are looking for materials that bring warmth and character without feeling overdone, and real terracotta does that beautifully. It is baked clay, so there is a simplicity to it, but there is also a huge amount of heritage, from Mediterranean and Middle Eastern architecture to its use in the UK as far back as Roman times.

“What makes real terracotta so special is that it is not trying to be perfect. It has variation, it develops a patina and it becomes better the more it is lived with. That makes it a brilliant choice for homes that need to feel warm, relaxed and full of life, rather than polished to the point of feeling untouchable.”

For anyone tempted by the real thing, Baked Tile advises treating terracotta as a natural material rather than a standard floor tile. It is porous, which means sealing is essential, and this should be done properly before and after grouting to help protect the tile from staining and moisture. In hardworking areas such as kitchens and hallways, resealing may be needed more regularly, while lower-traffic rooms can often go longer between treatments.

Lesley adds: “The main thing to remember is that real terracotta needs a little care at the beginning, but once it is properly installed and sealed, it is wonderfully liveable. We always recommend working with an experienced installer, because the porous and often handmade nature of the tile means it needs a different approach to porcelain. It is worth getting right, because a well-laid terracotta floor will only become more beautiful with age.”

Grout choice is another detail that can completely change the mood of a terracotta floor. A lighter grout will soften the look and give it a cleaner, more contemporary feel, while warmer grout tones can bring out its rustic character. Baked Tile also recommends using a slightly wider joint to enhance the natural quality of the tile, rather than trying to make it behave like something too neat or uniform.

When it comes to layout, terracotta can be far more flexible than people expect. Brick bond feels relaxed and familiar, while a stacked layout gives the material a fresher edge. Parquet and basketweave patterns can work beautifully for those who want the floor to feel more decorative without losing that easy, earthy appeal.

It also works brilliantly with underfloor heating, as terracotta retains heat well, making it a practical choice for spaces that need to feel cosy underfoot. For daily maintenance, Baked Tile recommends regular sweeping or vacuuming with a soft brush attachment, followed by a pH-neutral cleaner when needed. Harsh chemical products should be avoided, as terracotta is naturally sensitive and the sealant needs to be protected.

Lesley says: “People often think of terracotta as rustic, but it can be much more versatile than that. The grout, tile format and laying pattern all make a difference, as does what you pair it with. In a clean-lined kitchen, real terracotta can stop the room feeling too cool. In a boot room or garden room, it brings instant character. In a bathroom, used thoughtfully, it can add warmth in a way that still feels fresh.”

The best advice from Baked Tile? Do not fight the nature of the material. Real terracotta is meant to change a little over time. Its colour variation, patina and gentle imperfections are what make it worth choosing in the first place.

Lesley finishes: “Real terracotta is not a trend tile in the throwaway sense. It has been used for centuries because it works, because it lasts and because it brings something to a home that flatter surfaces often cannot. My advice is to choose it because you love the warmth and variation, look after it properly, and then let it settle into the house. That is when it really comes into its own.”
